Construction Management

The district's challenge

Building on a live campus means working around students, staff, and an academic calendar that never moves — while DSA, the architect, and the board all watch the schedule.

Our approach

We put a hands-on project manager and a full-time superintendent on the job, run the schedule on 1–2 week look-aheads, and stay in front of every RFI, submittal, and change order so the district is never surprised.

Districts increasingly want their builder involved during design — not handed a finished set of plans — with transparent pricing and one partner accountable for cost, schedule, and quality.

Our approach

As the lease-leaseback entity, we engage in preconstruction, build the guaranteed price open-book alongside the district and architect, and deliver under a single site lease and sublease — with skilled-and-trained-workforce compliance built in from day one.

Service 03

CUPCCAA Contracting

The district's challenge

Not every modernization or repair warrants a full formal bid. Districts that have adopted CUPCCAA can move much faster — but only with a contractor who knows the thresholds and the documentation cold.

Our approach

We sit on districts' informal bidding lists, respond quickly when CUPCCAA work comes up, and deliver repairs, modernizations, and small projects within the Act's limits — fully documented and ready for audit and board oversight.
